NOTE- The house key is on a lock box at the front door. The community is gated. The house has a alarm system. All codes will be given to you upon final payment as they change monthly. Thank You!

This lease between the tenant(s)-_______________________________________ whose address is-_______________________________________ whose phone number is-_______________________________________ referred to as the tenant. And the landlord Michele Delaney whose address is- PO Box 2063 Laurel Springs, NJ 08021 Phone number 856 217-1885 Referred to as landlord. The tenant agrees to rent from the landlord and the landlord agrees to lease to the tenant the home located at 315 Grand Reserve drive Davenport, Florida 33837 referred to as the home. The term of the lease is starting on the day of-_______________________________________ ,2009 at 4:00pm and ending on the day of-_________________________________ ,2009 at 11:00am. The tenant agrees to pay $____________________ as rent. The tenant will pay a NON-REFUNDABLE deposit of 1/2 of the total amount of the rental. THE FINAL PAYMENT IS DUE 30 DAYS PRIOR TO THE RENTAL. SECURITY DEPOSIT of $200.00 is due with final balance 30 days before the rental. CHANGE REQUESTS-any request to change a confirmed date is subject to availability, however, we will attempt to accommodate you whenever possible. CANCELLATIONS-initial deposit is non-refundable. Cancellations made after final balance is paid, entire amount will be non-refundable. Owner shall have(20) twenty days from the completion of the tenancy to object the return of the security deposit to the tenant. Failure to object within the time period will result in an automatic return of the security deposit to the tenant.

No pets are allowed-sorry. No smoking in the home. The home sleeps 12 and the maximum occupancy is 12. Any more than 12 the security deposit will be held towards utilities. If you know you are going to have more than 12, contact me for additional charges. Tenant affirms that he/she is an adult and the property will not be occupied by minors unless an adult is present. Tenant agrees to return the premises to owner, on expiration of this lease in as clean and good condition as reasonable use will permit, and to REPLACE or PAY for any breakage or damage to the property, furnishings and equipment. Tenant is responsible for damage and or breakage done by tenants and tenants guests not on the lease.

This house was built in 2003, and although everything was brand new, appliances, central air, and amenities are not guaranteed. Refunds will not be given due to breakdown. Property management must be notified -Kim- of Florida pool homes 1-888-516-0888.Address-205 town center blvd-in plaza off of old lake wilson-about 2 miles from home. If said leased premises is destroyed by fire or acts of God or as to be unfit for occupancy, either prior to or during the terms of the lease, the owner shall return an equitable proprated share of any rents that may have been paid in advance. The lease shall not terminate as a result of cosmetic defects or inoperable-essential appliances.

The tenants shall not sublet the premises without written consent by the owner. Local calls only- house number is 863 424-1473. You must use a credit card or calling card for any/all long distance calls. The tenant will not keep anything in the home , which is dangerous, flammable, explosive, or might increase the danger of fire or any other hazard. THE TENANT WILL BE RESPONSIBLE FOR ANY INJURIES FOR THEMSELVES AND OR TENANTS GUESTS. THE LANDLORD IS NOT RESPOSIBLE FOR ANY INJURIES.
